Batumi is where Adjara stops being a city and becomes a coastline: the towers of Batumi behind you, subtropical mountains on your left, the open Black Sea on your right, and a Roman fortress down the road that has guarded this shore for two thousand years.
The position, precisely
The project is presented on the Black Sea coast in the Batumi area. For an exact location assessment, use the project map together with the current site entrance and the cadastral details supplied for your transaction. A city label is a starting point; the everyday route and the outlook deserve a closer look.
Times that matter
| Batumi International Airport | ≈22 min by car |
|---|---|
| Batumi city centre | ≈35 min by car in ordinary conditions; longer in season and at peak traffic |
| Batumi fortress | ≈13 min by car |
| Batumi viewpoint | ≈26 min by car |
One number on that list deserves a caveat rather than a footnote. The run into central Batumi is about 35 minutes when the road is behaving. It is not a 25-minute drive, whatever a sales deck says, and in high season it is not 35 either: the coastal road funnels through a single Chorokhi crossing shared with border-bound truck traffic, and summer weekends stretch the trip well past the table. Plan around the season, not around the brochure.
Sea, river, mountains - the triple frontage
Few sites anywhere combine an open-sea beach, a river delta and a mountain backdrop inside one masterplan. The Chorokhi mouth south of the site keeps the shoreline wild; the Mtirala rainforest and the Adjara highlands start minutes inland; and the site's own 200 hectares are drawn around lagoons and a 180-berth marina. Subtropical climate means the season here is long - Batumi's palms are not decoration, they are climate data.
The airport next door - asset, not noise
Airport access matters for a home you will use regularly. The presentation's indicative transfer time is a planning aid, not a traffic guarantee. Check the route for your arrival time and visit the precise residence setting before drawing conclusions about aircraft noise or day-to-day access.
