Property and the residence application
Buying property and obtaining residency are two separate matters. Since 1 March 2026, the property-based residence route requires ownership of eligible non-agricultural property valued above $150,000 equivalent in GEL by an accredited assessor. A reservation or payments towards a future home are not enough: the qualifying property must be registered in your name. Do not assume that an off-plan purchase qualifies. Check the property and your application with a qualified adviser; rules may change.
Before you rely on this route
Confirm the title you will hold, the eligible market valuation and your application requirements with a Georgian specialist. The property purchase, permission to stay and permission to work are separate questions.
For a longer-term base, registered ownership of qualifying non-agricultural property valued above $300,000 can open a five-year investment residence route, with ownership maintained under the programme’s rules.
