The first-tranche numbers do not reconcile - and we leave them that way
The 12 February figures do not close, so we publish them open. 267 apartments were announced; the same published breakdown itemized 147 Georgian and 110 foreign buyers (=257), leaving 10 units unaccounted for in that breakdown. We do not know whether the residual reflects corporate buyers counted separately, a category rounded out of the split, or a reporting slip, and we will not invent a reconciliation to make the paragraph tidier. One consequence is worth stating plainly, because the coverage got it wrong: 147 of 267 is about 55 per cent, not the "around 60 per cent Georgian" that circulated afterwards and still appears on broker pages.
What repeats in every release
- Sales close in hours, not weeks - the queue is decided before launch day, not on it.
- Georgian buyers take a large share - locals buying is the strongest confidence signal a foreign buyer can observe.
- Each release opens at a higher indicative level than the last, per broker reporting.
- Late arrivals do not get worse prices - they get nothing, and wait for the next phase.
What this record does not say
A sell-out record is demand evidence, not an investment promise. We do not publish return forecasts, and no honest source can guarantee resale performance on a district that hands over from 2029. What the record does establish is simpler: at every published release, demand exceeded supply on day one.
